As you may already be aware, many agents and sellers have caught on to the dockominium conversion craze. Unfortunately, whether a property is actually suitable for

conversion or not, in most cases, properties are being valued for conversion anyway. Potential earnings are being projected on the basis of a "slip sales" program and potential buyers are being given sales pro formas that have no basis in reality or specific market conditions. In most cases, they simply offer a potential buyer a "pie-in-the-sky" scenario of what value can "potentially" be obtained without any solid market data or true comparables.

On the other hand, we can tell you with a great amount of accuracy and expe-rience, based on the characteristics of a property and business plan, what it will take to get your business operation off the ground; at what cost and how long it will be before you can expect to reach stabilization. If you plan on using a "dockominium conversion strategy" to reduce or eliminate debt, or use as an exit strategy ... it is not your average real estate agent that is going to be able to provide you with that type of solid information, insight or experience.
