In a marina operation, the addition of a restaurant, hotel or guest rooms - or in the hotel operation... the addition of a marina and food & beverage services almost always produces a combination of risk, operational and management challanges that can be difficult to master or overcome.

The size of each operation has a significant bearing on the solutions or policies that can be used and ultimate value that can be obtained. Typically one of the operations suffers as a result of the management's experience. Most "managers" are usually experienced in either marinas, restaurants or hospitality but not all of them....and when combined, one or more of the operations are also typically too small to support separate management.

In today's markets, the addition of a hotel, condotel, guest villas or similar lodging can be a smart addition to a new marina development as long as adequate planning and training is available for the operation and management teams.

The recreational marina industry has undergone dramatic change with respect to sophistication. The marina manager of 40 years ago only had to have a love of the water, a firm handshake, good boat handling skills and the ability to smile. That is far from meeting today's requirements.

Hospitality is the number one "buzz word" for today's marina operator. Unfortunately, for many, that's all it is...and that may be sufficient for a boat yard, or small operator with a few slips. It has to be an ingrained mindset and way of life for the serious operator.

Today's customers however expect more than ever and whether you believe it or not, right or wrong....they expect every facility to be run like a Five Star Resort. Those operators who take that to heart will achieve the greatest levels of success and the highest retention and service ratings.
